Emergency services

Emergency property response, 24 hours a day

When water is coming in, a roof has failed, or a property is not secure, the next few hours decide how much it costs. Call MK Build and we move immediately — day, night, weekend or holiday.

Water damage inside a property requiring an emergency response

Safety first

Life-threatening emergency? Call 911 first. If you smell gas or see fire, leave the property and call 911 or your gas utility's emergency line before calling us.

Emergencies we respond to

If any of these are happening right now, call (905) 536-6173. If you are not sure whether it counts as an emergency, call anyway — we would rather tell you it can wait until morning.

For an emergency, call — a phone call is always faster than an email or a form. You can still send the request form, and we will read it, but a call reaches a person immediately and lets us start helping you while we are on the way.

Water intrusion and leaks

Burst or failed supply lines, overflowing fixtures, failed appliances, roof and flashing leaks, window and door leaks.

Storm and wind damage

Damaged roofing, missing shingles, detached eavestrough, damaged siding, downed fencing and debris blocking access.

Securing an unsecured property

Board-up, temporary closures after break-ins, broken glass, damaged doors or gates, and urgent access control.

Drainage and flooding

Sewer backup, blocked or frozen drainage, sump and pump failures, and water pooling against a foundation.

Structural and safety hazards

Sagging or damaged structural elements, loose railings and steps, trip hazards, and unsafe exterior conditions.

Commercial property emergencies

Water ingress affecting tenants or inventory, unsafe parking and entrance areas, ice hazards, and damage that stops you from trading.

What happens next

How we handle an emergency call

The first hour decides how expensive the damage becomes. Here is the sequence.

  1. 1

Confirm the fastest way to stop further damage, by phone, before we arrive

  2. 2

Attend and assess, then stabilise: isolate, contain, cover or secure

  3. 3

Give you an honest assessment of what is urgent and what can wait

  4. 4

Document the damage with photos and written notes for your insurance file

  5. 5

Provide a written scope and cost for the permanent repair

  6. 6

Work with your insurer or adjuster where that helps get the claim moving

While you wait

Things worth doing — and one thing not to do

Do this now

  • Shut off the water supply if a pipe or fixture has failed
  • Move valuables, electronics and documents away from the water
  • Photograph everything before you move or discard it
  • Put buckets down and lay towels to limit spread
  • Keep pets and children away from damaged areas
  • Write down the time you first noticed the problem

Do not do this

  • Do not enter a space with standing water near electrical panels or outlets
  • Do not walk on a roof, or on a ceiling that is sagging or has been soaked
  • Do not ignore a slow leak — overnight it becomes a ceiling, a floor and mould
  • Do not throw away damaged items before photographing them for insurance

Straightforward, common-sense precautions. If anything feels unsafe, wait for us — or for emergency services.

Commercial property

Emergency work for buildings that cannot close

Retail, office, industrial and multi-residential properties have a second problem on top of the damage: tenants, customers, staff and insurers are all watching. We work to get you trading again, with documentation to match.

  • Contain water ingress affecting tenants, stock or equipment
  • Secure entrances, glass, doors and gates after damage or a break-in
  • Make unsafe parking areas and walkways safe or close them off properly
  • Clear ice and snow hazards after a winter event
  • Photo records and written notes for your insurer or adjuster
  • After-hours and weekend attendance to avoid disrupting trade

Save this before you need it

Put our number where your team can find it: maintenance board, tenant handbook, facility binder. The calls that go well are the ones made early.

What we do in this category

Should I call or send the form if it is urgent?

Call. For an emergency a phone call is always faster than an email or a form, because we can start telling you what to do while we are on the way. You can fill the form in as well, but the call gets you a faster answer.

What counts as an emergency?

Water coming in, a failed or leaking roof, a burst or failed supply line, storm and wind damage, a blocked or frozen drain, a property that is not secure, and anything that makes a building unsafe. If a hazard is life-threatening, call 911 first.

How fast can you attend an emergency?

We move on emergency calls immediately, day or night, and the first thing we do is tell you how to stop further damage while we are travelling. Response times depend on the weather, traffic and what else is happening, so we will not invent a number we cannot stand behind.

What are your business hours?

Monday to Saturday. We do not publish fixed opening times because bookings are arranged directly with you — say when it suits you and we will find a window that works. Emergencies are answered around the clock, any day.
