We work in family homes and in occupied commercial buildings, so we know how to manage access, tenants, tenants' customers, and the paperwork each one requires.

Most of our work happens in buildings that people are using: family homes, rented units, retail floors, offices and apartment buildings. That shapes how we work. We plan around your hours. We contain dust, noise and mess. We keep access routes open. And we leave every day with the property safe, secure and usable.
We would rather tell you the honest answer than sell you work you do not need. If a repair is the right call, we will say so and do it properly. If a component has reached the end of its life, we will show you why and give you a clear price for replacing it.

For anything beyond a simple repair we attend, measure and inspect, then explain what we found and what your options are.
You receive the work, materials, exclusions and cost in writing. Nothing starts until you approve it.
We schedule with you, protect the property, keep you informed, and finish with photos and a walkthrough.
Ask us for proof and we will provide it: proof of insurance, WSIB clearance where it applies, and written references for the type of work you are considering. We do not publish claims we cannot back up with paperwork on request.

Yes. For owners, landlords and property managers we set up a recurring schedule and a simple written record of what was checked, what was repaired and what is coming up. It is usually cheaper than reacting to failures in the worst month of the year.
Yes: snow clearing for driveways, walkways, entrances and parking areas, salting and ice control, roof snow load and ice dam monitoring, frozen drainage thawing, and spring clean-up with winter damage repair. Seasonal agreements are best arranged before the first snowfall.
